It is a decision about preparation, adhesion, drainage, and whether the finished surface will still look right after years of real use.

Polyurea systems are valued for flexibility, fast curing, and serious durability. They can be especially useful where adhesion and movement tolerance are priorities. The exact formulation matters, though. Not every product labeled polyurea is the same, and a contractor should be able to explain what goes into the base coat, broadcast layer, and topcoat rather than relying on a product name alone.

For many driveways, a multi-coat system is the smarter choice. A penetrating base coat supports adhesion, decorative flakes or a textured layer add visual depth and traction, and a UV-stable topcoat helps protect the finished surface from weather and wear. The best system is built for the slab and its exposure, not pulled from a one-size-fits-all package.

Questions to Ask Driveway Coating Contractors

Before hiring anyone, ask how they prepare the concrete and what happens if they find weak areas, moisture concerns, old sealers, or significant cracks. Preparation should be specific, not vague. If the answer is simply “we clean it,” keep looking.

Warranty language deserves close attention. A warranty has value when it is backed by a local contractor with years of experience and a clear commitment to the work. Read what it covers, ask what maintenance is expected, and find out who handles a concern after installation. A low initial price is not a bargain if the coating starts peeling and the installer stops answering the phone.

It also helps to ask about traction. A smooth, glossy surface can look impressive, but driveways need practical footing when wet. Decorative flake systems and properly selected texture additives can improve grip while keeping the surface easy to clean. The goal is a finish that looks distinctive without creating a slippery problem at the front of your home.

Know When Coating Is Not the First Step

A strong contractor knows when to recommend repairs before coating. Concrete that is severely heaved, crumbling, actively spalling, or holding standing water may need more than a surface system. Coating cannot correct a failed base, major structural movement, or drainage that sends water toward the garage or foundation.

That does not mean an older driveway is automatically a lost cause. Many slabs with surface staining, minor cracks, fading, and normal wear can be restored into a cleaner, tougher, more polished surface. The point is to diagnose the concrete honestly before committing to the finish.

Timing matters, too. Fresh concrete needs sufficient cure time before coating. Weather conditions affect installation, particularly in regions with extreme heat, humidity, cold, or rain.
